6 Topaz Place
A new co-living development at 6 Topaz Place and 74 Marshall Street in Bankstown, designed by Urban Link and delivered for Richard Crookes. The four-storey building comprises thirty-six self-contained rooms supported by communal indoor areas, landscaped outdoor spaces and a secure basement. The development has a total gross floor area of 1,221 square metres and includes parking for eighteen cars, eight motorcycles and thirty-six bicycles.
The layout balances compact private accommodation with shared amenity, encouraging social connection while maintaining privacy for residents. The mix of communal spaces, circulation zones, services risers and room layouts required clear spatial planning and coordination between structure, architecture and building services to achieve safe, efficient and compliant outcomes.
Our role covered the full suite of building services engineering, integrating hydraulics, mechanical systems, electrical distribution, fire protection and Level 3 ASP requirements. The design supports long-term maintainability, clear service routing, effective ventilation and compliant life-safety systems, providing a functional and reliable environment for building operators and future residents.
