The Villas is a boutique residential development located at 7–11 Premier Street, Neutral Bay, comprising 18 residences within a five storey building with basement parking. Designed by PBD Architects for Abadeen, the project forms part of a premium infill development within Sydney’s Lower North Shore.

The development is characterised by a sculptural built form, curved balcony planters and a layered façade designed to respond to the surrounding residential context. Occupying a steeply sloping site bounded by existing residential properties on three sides, the project required careful consideration of site drainage, overland flow management and integration within a constrained urban environment.
