One of Sydney’s largest purpose-built student accommodation projects is transforming the western gateway to the Kensington campus into a vibrant new student village. The precinct spans nearly one hectare and introduces five buildings and more than 1,000 student apartments, alongside retail, dining, and shared learning and recreational facilities.
Designed by Bates Smart, the scheme balances height and scale — with towers rising up to 23 storeys and stepping down to smaller timber-framed buildings at the site’s residential edge. At ground level, podium forms, natural materials, and fine-grain activation ensure the precinct connects seamlessly to its context.
Arcadia’s landscape design envisions a “village campus,” weaving together a civic lawn, university courtyard, green laneways, and a sensory garden. Publicly accessible spaces such as the Arrival Forecourt and “Eat Street” provide a mix of gathering places and dining experiences, while rooftop terraces introduce communal spaces with distinct character and amenity. Developed through a co-design process, the landscape strategy also embeds an Indigenous design framework that celebrates Country, diversity, and inclusivity.
Working in collaboration with McPherson Plumbing and the wider consultant team, Goldfish & Bay provides specialist engineering input throughout design and coordination, ensuring that building services are fully integrated with the architectural and landscape vision. Together, the project supports UNSW’s broader 2025 Strategy and establishes a new benchmark for student living in Sydney.
