BELGRAVIA
Belgravia is a boutique residential development proposed at 117 Victoria Street, Potts Point, delivering a collection of two, three, and four-bedroom residences, including a penthouse, on a tightly constrained inner-city site. Located within a dense urban context characterised by limited access and planning constraints, the project responds to its setting through careful spatial planning rather than scale. Apartment layouts, vertical circulation, and building services distribution are closely integrated, with early resolution of riser locations, plant zones, and fire separation shaping the overall building configuration and construction approach.
Goldfish & Bay is providing multidisciplinary building services engineering for the project, coordinating hydraulic, mechanical, electrical, and fire systems through a fully integrated Revit model. Our involvement focuses on early services coordination to protect critical spatial requirements, support buildability within a compact footprint, and enable clear integration between architecture and building services across all levels of the building.
