The Avenues is Deicorp's masterplanned residential precinct at 130 Joynton Avenue, Zetland, transforming a 2.87 hectare former industrial site into a new neighbourhood within the Green Square renewal area. The precinct delivers approximately 574 apartments across nine buildings, with ground floor retail, public open space and basement parking, just under 4.5 kilometres from the Sydney CBD.

Design leadership is shared across AFK Studios, Besley & Spresser, Candalepas Associates and Lachlan Seegers Architect, with a common palette of red brick, concrete and terracotta giving each building its own character within a cohesive whole. Goldfish & Bay is delivering coordinated hydraulic, mechanical, electrical, fire and civil design across the precinct, together with carpark CFD modelling and ESD services, so that services coordination supports both design intent and construction delivery.
