IAN ST | Rose Bay


Set within one of Sydney’s most established harbour-side suburbs, Ian St, Rose Bay is a boutique residential development that brings together architecture, interiors and landscape to form a carefully composed apartment building.


Delivered by Fortis on a 2,038 m² site approximately 400 metres from the Rose Bay waterfront, the five storey project will comprise 12 large format residences within a refined residential setting.


Architecture by MHNDU draws on Mediterranean influences, complemented by interiors from Alexander &CO. and landscape design by Wyer & Co. The design unifies these elements through a strong material palette and a deliberate connection to outdoor space.


Our engineering team is providing hydraulic design for the development, shaping the building’s water infrastructure through integrated sanitary and trade waste drainage, hot and cold water reticulation, natural gas distribution, rainwater reuse for irrigation, fire hose reel systems and stormwater management.


With only twelve residences, the project takes a quieter approach to apartment living, focusing on space, material quality and a strong connection to its surroundings.


It has been great to contribute to the development and work alongside Fortis and the wider consultant team as the design continues to progress.
