PALMARIA | NEUTRAL BAY is a six-residence harbourfront development positioned directly above Hayes Street Beach.
Located at 5–7 Lower Wycombe Road, the project comprises a six-storey building with two basement levels, set within one of the Lower North Shore’s remaining foreshore sites. With direct access to the beach and only six apartments, the scale is deliberately restrained, while site conditions including proximity to the water, level changes and limited access define how the building is designed and coordinated across the site. EDMONDSON PARK PUBLIC SCHOOL is among the first in NSW to achieve a 6 Star Green Star rating, setting a clear benchmark for sustainable education infrastructure.
The project delivers a contemporary learning environment with flexible teaching spaces, shared facilities, and outdoor areas. Goldfish & Bay was engaged during the construction phase to deliver hydraulic design and site support, ensuring the design intent was carried through into a compliant outcome on site. Our scope included detailed construction documentation (LOD300), RFIs, inspections and certification, supported by ongoing design development as site conditions evolved.

Hot water systems don’t usually drive early design decisions, but they probably should.
We had the STIEBEL ELTRON Australia team in with our electrical and hydraulic teams to run through electric hot water systems and how they’re being applied across current projects.
