Located in St Leonards, this BTR precinct by Coronation in collaboration with Cox Architecture contributes to the area’s shift toward long-term rental living supported by local services and everyday amenity. Positioned between Crows Nest Metro, Royal North Shore Hospital and the St Leonards commercial centre, it sits within one of Sydney’s most connected neighbourhoods.

The architectural approach focuses on clear planning and a continuous resident experience. A consistent apartment layout supports clarity in planning and long-term usability, while communal spaces occupy the upper levels to maximise daylight and outlook. At street level, the building meets Nicholson Street and the surrounding laneways through retail and community uses, establishing an active public interface. Basement levels accommodate parking, storage and building services in alignment with the tower core to maintain logical circulation and functional flow.

Goldfish & Bay is leading digital coordination for the project, establishing the BIM framework and federated model to support design clarity and construction planning. Our focus is on resolving key interfaces between structure, architecture, and services.

We are pleased to be contributing alongside Coronation and Cox Architecture, supported by a collaborative team working toward a clear and coordinated outcome. The project continues through design coordination ahead of construction commencement, currently targeted for mid-2025.
