Goldfish & Bay is proud to be working with Deicorp on their next large-scale residential project in Zetland—part of the Green Square renewal, one of the most significant urban transformations in Australia.


Located just 4.5km from the Sydney CBD, this 2.86-hectare site is being transformed from a former Ausgrid industrial facility into a new neighbourhood anchored by housing, public space, and ground-level retail. The development will include nine buildings, delivering over 570 apartments and two levels of basement parking.


Design leadership is shared across a collective of respected studios, including Arney Fender Katsalidis (AFK Studios)BESLEY & SPRESSERCandalepas Associates, and Lachlan Seegers Architect. The architecture across the precinct embraces a cohesive material palette—red brick, concrete, and terracotta—while allowing each building to express its own distinct character through form and rhythm.


Goldfish & Bay is delivering full engineering services across the project—including hydraulic, mechanical, electrical, fire, and civil design—ensuring system coordination supports both design clarity and construction delivery.


With its location east of Green Square Station and part of a broader plan to deliver 32,000 new homes by 2036, 130 Joynton Avenue sits within a critical growth corridor for Sydney’s inner south—and we’re proud to contribute to its future.
