PALMARIA | NEUTRAL BAY is a six-residence harbourfront development positioned directly above Hayes Street Beach.

Located at 5–7 Lower Wycombe Road, the project comprises a six-storey building with two basement levels, set within one of the Lower North Shore’s remaining foreshore sites. With direct access to the beach and only six apartments, the scale is deliberately restrained, while site conditions including proximity to the water, level changes and limited access define how the building is designed and coordinated across the site.


Designed by PBD Architects, with interiors by Woods Bagot and landscape by Wyer & Co. the architecture draws from its setting, including sandstone outcrops, native canopy and the existing topography. The building steps toward the harbour through layered form and planted edges, maintaining the existing footprint and a close relationship to the landscape.


Goldfish & Bay is delivering hydraulic engineering design for the project through the construction certificate phase. The work centres on coordinated service distribution within a compact footprint, with careful management of levels, routing and integration with structure.


Palmaria is now progressing into the next stage of delivery on the Neutral Bay foreshore.
