At Young and Bourke Streets in Waterloo, Coronation Property is advancing a BTR precinct of more than 850 apartments across a 2.15-hectare site, approximately four kilometres from the CBD.

Historically characterised by light industrial uses and fragmented warehouse lots, the precinct has gradually shifted over the past two decades toward residential and design-led development. Sites of this scale are now increasingly rare in inner-city Sydney.

The proposal is structured as a multi-parcel development, bringing together several architectural teams to shape a connected precinct of residential buildings, ground-floor retail and public domain. A network of pedestrian links, shared open spaces and landscaped courtyards shapes the layout, setting the framework for how the precinct will be used over time.

Set within the broader Green Square renewal area and supported by new transport infrastructure, including the Waterloo Metro, the project reflects the continued evolution of higher-density living in established urban areas.

Goldfish & Bay is proud to be part of the project team working alongside Coronation as the proposal moves through planning.
