The scheme comprises a collection of 2, 3 and 4-bedroom residences, including a penthouse, on a tightly constrained inner-city site.
Developed by Ceerose and designed by BVN Architecture in collaboration with Koichi Takada Architects, the project sits within a part of Sydney where tight site conditions, limited access, and planning constraints place pressure on how buildings are planned, serviced, and constructed.
Rather than scale driving the design, key decisions are shaped by what can be accommodated within a compact footprint. Apartment layouts, vertical circulation, and services distribution are closely linked, with early resolution of riser locations, plant zones, and fire separation informing how the building comes together.
Goldfish & Bay is providing multidisciplinary engineering services for the project, coordinating hydraulic, mechanical, electrical, and fire systems through a fully integrated Revit model, building on established working relationships across the project team.
On projects like this, early services coordination is less about drawings and more about protecting space where it matters.
