DE VILLE, MANLY

A seven-level mixed-use residential development comprising 12 oversized apartments above four ground-floor retail tenancies, delivered on a tightly constrained 598 sqm site with two basement parking levels. The upper three levels deliver full-floor penthouses with dual harbour and ocean views, incorporating a retained heritage element within the final scheme.


Located at 9–11 Victoria Parade, De Ville is progressing through early construction following completion of demolition. Completion is targeted for July 2027.


Goldfish & Bay is delivering the project’s mechanical and hydraulic design and construction documentation, providing coordinated building services across HVAC, ventilation and essential water, drainage and gas systems. Our focus is clear: efficient plant integration, disciplined service distribution and technically resolved, compliant outcomes that support high value residential design.


De Ville is also set to be the first development in Manly to feature 10-year latent defects insurance. This level of long-term assurance reinforces the importance of rigorous documentation, disciplined coordination and clear design accountability from the outset.


Our team is delivering multiple residential and mixed-use developments across the Northern Beaches, strengthening long-term relationships with project partners in the area. Each project presents distinct coastal and planning constraints that demand experienced services integration from the outset.
