KINGS BAY VILLAGE | FIVE DOCK has received planning approval, with construction now underway on one of the Inner West’s most significant urban renewal precincts.

Located along the Parramatta Road Corridor, the State Significant Development will transform a 30,300 sqm site into a high-density mixed-use neighbourhood delivering 1,185 new homes, including 218 affordable apartments. The precinct will also include 14,700 sqm of retail and commercial space, a new civic plaza and park, and more than 6,500 sqm of public open space, all within close proximity to the future Five Dock Metro.
Goldfish & Bay is part of the consultant team working with Deicorp and TURNER STUDIO, delivering hydraulic, mechanical, electrical, and wet and dry fire engineering services. Our scope supports coordinated services delivery across residential buildings, shared basement infrastructure, precinct-wide servicing, and utility authority interfaces.
The scale of the project demands coordination across new road infrastructure, public domain works, utility upgrades, and staged construction within an established Inner West context. Engineering integration shapes how the neighbourhood is serviced and operates, ensuring safe delivery of building services, resilient infrastructure, and reliable performance over time.
Together, these works represent a substantial contribution to housing supply and community infrastructure in Five Dock, with clear emphasis on affordability, transport connectivity, and long-term use and benefit for the community.
