LAKEVIEW LONG JETTY | In seniors living, good design considers how residents' needs may change and how their homes will continue to support them.

Building services are part of that thinking, from heating and ventilation to lighting, hot water and fire protection.

Overlooking Tuggerah Lake on the NSW Central Coast, Lakeview Long Jetty is a seniors living development by Surewin, designed by ADG Architects. Landscaped communal spaces and a covered connection to Diggers The Entrance bring opportunities to gather and stay connected to an established local community.

Goldfish & Bay's scope with Buildex Develop and Construct brings together hydraulic, mechanical, electrical, and wet and dry fire engineering for the construction design phase.

Our role is to translate the services requirements into coordinated designs that can be built and maintained. That means resolving equipment locations, service routes and connections across disciplines, while allowing space for installation and future maintenance.

Through Revit modelling and BIM coordination, these details are considered together within the architectural design. Identifying conflicts during documentation helps reduce late changes and avoidable rework on site, giving the construction team clearer information to work from.

For residents, the value carries beyond construction: comfortable homes supported by carefully planned building systems. For the project team, it starts with engineering decisions made before installation.
