Goldfish & Bay Progressing Engineering Design for Hale’s Grand Avenue Industrial Hub

Goldfish & Bay is proud to be providing hydraulic design expertise for Hale’s 49,000 sqm multi-level industrial development at 6 Grand Avenue, Rosehill. Recently approved under the State Significant Development (SSD) pathway, demolition begins this month, with completion set for Q2 2026.


The development addresses Sydney’s Central West logistics demand, where vacancy rates are just 0.3%. It features B-Double truck access, flexible tenancy spaces from 3,000 sqm to 49,000 sqm, 24/7 operations, a 500kW solar PV system, EV charging, and a 4-Star Green Star rating.


At Goldfish & Bay, we take pride in designing systems that prioritise water efficiency, energy savings, and environmentally responsible materials. For Grand Avenue, this includes advanced hydraulic solutions such as rainwater reuse, optimised hot and cold-water services, and effective stormwater management. These designs not only meet Green Star benchmarks but also contribute to operational savings and reduced environmental impact.


By aligning with Green Star standards, we aim to deliver functional, cost-efficient designs that build a more sustainable future for our clients and communities.


In collaboration with Prime Plumbing Group, we are excited to see these designs come to life as part of a broader effort to support Sydney’s growing industrial sector.
